What we do

Buyers expect to put their own stamp on a house, so we don't redecorate. We deal with the things that make them offer less, or walk away.

  • Clearing and decluttering

Rooms cleared or thinned out so buyers can see the space. Anything for family or auction is set aside first, and waste goes through our licensed disposal.

  • Deep cleaning

Kitchens, bathrooms, carpets and windows, including the smells that put people off at a viewing.

  • Damage repairs

Holes, stains, leaks, sticking doors, broken handles and fittings, and tired sealant.

  • Garden and outside

Cutting back, clearing gutters and paths, and taking away rubbish, so the first photo works.

  • A working kitchen or bathroom

Where there isn't one, we fit a basic working kitchen or bathroom, so buyers can get a mortgage.

  • Anything else

Any job from our property care list.

How it works

  1. A free, no-obligation quote

We look round in person, with you or your estate agent, or on a video call if that's easier, and agree what's worth doing and what isn't.

  2. A fixed price

In writing within 48 hours. The price doesn't change unless the work does.

  3. Ready by an agreed date

We agree a date for the agent's photos, usually within 10 working days of your go-ahead, and send photo updates as we go.

Keeping it ready

Once the house is on the market, we keep it looking the way it did in the photos. Book us once before a viewing, or as often as you need.

Empty homes

When nobody is local, after a death or a move away, we take care of the house in your absence: securing it on the first day, clearance and cleaning, and anything from the list above.

We most often help with probate estates, relocations, separations and second homes.

For estates, payment can wait until the sale completes, by agreement with the executor and solicitor.

  • Garden and grass

Cut and tidied, so the outside still matches the listing.

  • Post and deliveries

Cleared and sent on, so the house doesn't look empty.

  • Before viewings

A quick clean, airing and lights check before buyers arrive.

  • Regular checks

Heating, leaks, doors and windows, with dated photos your insurer will accept.
